STRATA SEARCH
If you are buying a home unit it is important to obtain a strata search so that you become aware of information about the building that is not apparent from a visual inspection.
Did you know that the laundry was communal, the family cat unwelcome, improvements are not authorised, the building’s not insured and repairs are required that the body corporate can’t afford?
Other things to consider; how much are the quarterly levies? Are there any special levies? Is the Owner's Corporation involved in any litigation?
BUILDING INSPECTION
A building inspection is recommended on any property you are thinking of purchasing. Without a pre-purchase inspection, you won’t know the full condition of the property, whether it has been well maintained or whether it has significant issues that may require substantial repairs.
A pre-purchase inspection will provide you with sufficient information to help you understand any issues or potential problems with the property to safeguard you from any unexpected and substantial outlays in both time and money down the track.
HANDOVER INSPECTION
The last opportunity to have your home carefully evaluated for any flaws, building errors or shoddy workmanship is during the pre-handover inspection. After, it becomes much more difficult to have lingering issues addressed. From the point of practical completion, you only have a limited window during which you can report defects and expect your builder to make necessary adjustments, and it’s not always easy to spot potential problems if you don’t have experience within the building trades yourself. This is especially important when it comes to compliance with building laws and the Australian Standards.
